New our home is a dream that not everyone can fulfill. To buy a home in the Canary Islands, a buyer usually takes between 6 months and 1 year, although that time is not usually an active search. The first weeks are to decide the area and the amount we want to spend on the house.


Buying off plan refers to buying before it is built, maybe even with the construction process underway.


What should i take into account before buying an off-plan home?

Buying a property is usually the biggest investment of our life, so it is important to review all the documents before taking the step. When we buy a second-hand home we can visit it, check its condition, although you must be very aware of hidden defects.


In off-plan flats, the developer must provide you with:

  • Los documentos que certifiquen la propiedad del terreno, la licencia de obra y la certificación técnica del proyecto aprobado.
  • The documents that certify the ownership of the land, the building license and the technical certification of the approved project.
  • Registration in the Property Registry The Commercial Registry certificate that the company accredits.
  • The price of the house (VAT not included), details of the construction and delivery date.
  • The memory of qualities.
  • The plans.


What should i take into account before signing the deed for an off-plan home?

When the house is finished you should check very well before signing the deeds. Check that the materials are those specified in the quality report and if they do not match they must be of equal or higher quality. If everything is correct, you can sign the deed to enjoy your new home.


Is it a good option to buy before building?

Like all forms of trading, it has its pros and cons. The biggest advantage is that you will release your home and that if you wanted to make any changes before completion (floor, tiles, taps) you will have done it to your liking. Buying off plan can save 15% than buying a newly built home, but if you are in a hurry, you may not be able to wait for the completion of the property. The form of payment is staggered, giving a signal at the beginning and the rest while the construction progresses.
