Over the 20 years that I have been in this sector, I have come across everything when it comes to selling a house. Renovated houses, houses in ruins, houses with designer furniture, others with second-hand furniture. Some of them comply with an order in terms of colours and materials and others look like a collage where the Middle Ages are mixed with post modernism.
In the end, if we speak coldly, houses are living spaces where the person who lives in them wants to be comfortable and share good times with other loved ones and, and of course, everyone designs them as they please.
As the years go by, we put in our nest an endless number of personal things that make it our home. Surely, if you take a look at your current house and analyse all the spaces calmly, you will be able to corroborate what I am telling you.
But what happens when I want to sell my house? What can I do to increase its value and at the same time make it more appealing to potential buyers?
Here are some tips that I hope will help you:
1. The first thing is to accept thatevery house has an owner. In fact, the best evidence of this is that one day, you decided to buy the house that today you decide to sell.
2. The second thing is to understand that you MUST NOT REFURBISH ANYTHING, that is to say, update it and put it in good condition, YES, that implies keeping the walls clean and without cracks or dampness. But changing things like the kitchen is NOT always the best option, unless the kitchen is falling apart. Why? Precisely because of what we said before. There are those who prefer a rustic kitchen and those who prefer a modern one. You only need to modernise it for a client to come in and say: "I love the house, but I don't like the kitchen".
It is certainly not the same to sell a house for holiday rental as it is to sell a future home. In the first case, if the house is ready to be used it can be a great advantage, however, in 80% of the second cases, that is, when someone is looking for a home, the most common thing is that the new owner decides to reform it to some degree to adapt it to their tastes and needs.
3. Finally, it is very important that the house is presented in the best possible way. If we were to make an analogy with a courtship between people, I am sure you would understand that it is not the same to go on a date looking scruffy as it is to show off your charms. And that is precisely why there is such a thing as Home Staging.
