The Covid-19 pandemic completely changed our perspective on housing. We have been accustomed in many cases to leaving the house in the morning to go to work and return at night ,and confinement has caused a change in our housing preferences. Many familieswho were confined to indoor flats, with few square metres, little or no natural light and no access to the outdoors, have begun to look for houses with a garden as a priority after the outbreak of the pandemic.


Once the population has discovered that these flats do not meet their needs, they have moved on to look for a house with a garden, under the perception that space is more important than location. In Gran Canaria, specifically in the Maspalomas area, there is a wide variety of properties that meet these requirements, and this change in trend has led investors to focus their attention on the properties that people now prefer: properties with outdoor space, located inout lying areas, or in premium areas within the tourist centre.


Generates the opportunity to telework

During the confinement period, most companies opted for the teleworking model, which is still used in many companies today. In other companies, professionals are offered the possibility of coming to the workplace a few days a week and teleworking the rest of the week. This change in business strategy, motivated by the pandemic,also opens up the possibility of acquiring a house with a garden a little further away from the city centre. In these cases, however, people prefer to commute no more than one hour from their homes to their workplaces. In this sense, and taking into account the possibilities offered by teleworking, many foreigners have decided to move to Spain, specifically to the Canary Islands,attracted by the advantage of a pleasant climate.


Young buyers with children

The price of a property of these characteristics varies according to the area, but this does not prevent younger buyers with children from being attracted. This profile, however, is not willing to give up the proximity to a big city either. Having young children is another reason why families are looking for a property with a garden. It has been a long time since children were confined to very small spaces, which is why outdoor space, which also contributes to the recreationand enjoyment of the little ones, is a priority.


There is also an older age profile

In the case of families made up of several generations, such as older parents with adult children and even grandchildren, the risk of transmission of the virus has led to an increase int he search for more spacious homes, while the fear of a new pandemic has led to a search for proximity to nature, in a more peaceful environment. Up to 70% of people looking for a house have a preference for a house with a garden or terrace. Bungalows with terraces and villas with gardens or private swimming pools are currently in demand. In addition, since the end of the state of alarm, there has been an increase in the search for more spacious and luminous properties, as space and light are two of the characteristics that mark the preferences, and as the search for a property with a garden has increased, this type of property has also become the object of desire for investors in the real estate sector. Many small investors are looking for rental income from well-located and well-connected villas, given the current demand.
